Most exterior cleaning companies make you book an estimate to find out a number. We think that’s a waste of your afternoon. Here’s where our pricing starts, what moves it, and how a service contract brings it down.

Most people take Soft Wash. Every package can be adjusted — these are starting points, not a menu you're locked into, and bundling more than one brings the price down.

Straight answers
What moves the price
Transparency isn't just publishing a number. It's telling you which things push it up, so nothing on the invoice is a surprise.
- Height
- A three-story gable takes longer to work than a ranch. It's the single biggest factor on most jobs.
- Square footage
- More wall, more roof, more glass. We quote in bands rather than by the foot so the number is easy to check.
- How long since the last clean
- Heavy algae or lichen needs more product and more dwell time. A house cleaned yearly costs less each time than one left five years.
- Access
- Tight lot lines, water on two sides, or a lot of overhanging tree cover all change how we set up.
- Surface type
- Cedar shake, stucco and painted wood need gentler chemistry than vinyl. Same price band, different approach.
- Frequency
- Recurring visits cost less per visit — 10% off twice-yearly, 15% off quarterly.
Up to 20% off with a service contract. Booking more than one service, or putting the property on a recurring schedule, brings the price down on every visit — one trip out instead of several, and the building never gets bad enough to need the heavy treatment.
